Own a Holiday Home at Barcdy near Harlech in Snowdonia

Our small Holiday Home Park of only 30 pitches is ideal for people who enjoy the relaxing atmosphere of a natural environment. We do not have a club or other entertainment to spoil the peace.

All pitches are serviced by:

• mains water and drains
• 16 amp electricity
• piped gas
• 4 TV channels plus Sky (using your own receiver)
• and a BT line should you wish to connect.

As members of the BH&HPA we adhere to the industry’s Code of Practice and offer a Licence Agreement in accordance with it .

Sales

We sell new and previously owned Holiday Homes. Previously owned Homes become available once in a while and you are welcome to go on our waiting list.

Only new Holiday Homes will be sited on vacant pitches and our only suppliers are Salop Leisure of Shrewsbury and Machynlleth. You may visit their showrooms at these two places or look at their website www.salopcaravans.co.uk where you will find some helpful information.

When you buy a new Holiday Home at Salop Leisure the price you pay will include delivery and VAT. We will then add a charge for siting and connecting to piped gas, electric, water, drains, and TV. Our current charge is £1,950.00 plus approximately £250.00 for one set of steps with safety rail, inclusive of VAT.

We now prepare a concrete base for every new Holiday Home and provide a paved path along one side but patios and bases for sheds are extra. Balconies are allowed according to space available between Holiday Homes. We adhere strictly to Health and Safety regulations regarding size and type of balcony and will discuss all of this with you before you buy.

Some questions you may wish to ask:

When can I use my holiday home?
The park is licensed to be open from 1 March until 7 January strictly for holiday use.

Is sub-letting allowed?
Sub-letting commercially is not allowed but your friends or relatives are welcome to stay in your holiday home.

How long can I keep my holiday home on the park?
We offer owners of new holiday homes an agreement for 15 years. After that we will renew the agreement for a year at a time at our discretion. No holiday home over the age of 15 years can be sold or transferred on its pitch to a new owner.

Are dogs allowed?
The Holiday Home owner is the only person allowed to bring a dog to the park.

Can I sell or transfer my holiday home to a new owner?
Yes, as long as it is during the15 year agreement term. All sales of holiday homes, including to family or friends, take place through us. We will explain the procedure to you on request. You will also see details of the procedure in the Licence Agreement document.

Are there any other park rules?
We do have some rules to ensure everyone’s comfort on the park. A copy of these is available on request.

Can I visit Barcdy to make sure that Barcdy is the right park for me?
Please remember that buying a new holiday home is a long term decision and that choosing the right park for you is very important. You are more than welcome to visit Barcdy as many times as you need to in order to find out as much as possible about the park before you buy.

What are the yearly costs?
Pitch fee for 2008 is £1,733.12 inclusive of VAT, payable on 1 April.
Rates and Water for 2008: £127.36
Gas and Electricity: metered
Insurance: Holiday homes can be insured through us with Jardine Lloyd Thompson. For the purposes of Holiday Home insurance, Barcdy Caravan Park is an appointed representative of JLT Corporate Risks Limited who are authorised and regulated by the Financial Services Authority.
